Holly Oak Sanctuary consists of three separate detached areas of accommodation enclosing a central decked platform surrounded by oak and holly trees. Its location is serene and tranquil set in 14 acres of private grounds. Facilities offered to guests include shared use of a hard tennis court with basket ball and badminton markings, a petanque court and outdoor table tennis ( summer months only ).
The main accommodation has a modern kitchen/diner, two bedrooms , two shower rooms and a bathroom with a roll top cast iron bath. Bedroom one has shower room on suite, a standard double bed, a private balcony looking on to private woodlands and has French Doors leading to the central decking area. The 2nd bedroom has a standard double bed, television, french doors leading to central decking. Kitchen/dinner also has french doors leading to central decking.
The second cottage has a master bedroom with king size bed and television, a garden sitting room with television. There are glass folding doors opening onto balconies with views across the countryside and the sea. There is an infra -red sauna room with a deep soaking Japanese bath tub, perfect for relaxing after a game of tennis or a long country walk.
The third cottage consists of a pyramid shaped bedroom room with a king size bed, and guests will have to share the bathroom facilities in the other cottages.
The central decking area links all the three cottages .The decking leads to further terraced garden with seating area and an enclosed lawn where children can play safely. Holly Oak is situated on the edge of 14 acres of private meadow.
The decking is equipped with dining table , benches and chairs. it has a Green Egg charcoal BBQ. oven. All cooking utensils are supplied. Please bring your own charcoal if you plan to use the BBQ. There is also an outside shower cubicle with hot and cold water, perfect to shower your pets. Holly oaks Sanctuary is surrounded by woodland enclosed with high iron railings and gates. It provides a secure outdoor space for young children and pets. The car park can accommodate three cars. it can accommodate eight guests, with a maximum of nine using a single folding bed. There will be a small charge of £30 per night for the extra guest.
Minimum stay 2 nights depending on the season.15% discount for stay over 4 nights, 20% discount for stay over 27 nights. Monthly rates based on 28 nights.
COVID-19 Advice
If cancellation is due to government legislation, 100% refund will be given irrespective of the period before arrival date.
100% refund for cancellations made 30 days or more before check-in date.
50% refund for cancellations made more than 14 days before check-in date.
No refund for cancellation made less than 14 days before check-in date.
Late arrival or early departure does not warrant any refund of rent.

Our group had an absolutely incredible time at Hollyoak Sanctuary. The space is very unique and completely exceeded expectations, it feels remote and tucked away in the countryside yet is a 20 minute cycle from Hastings / Rye and even closer to the beach. Zoe was really accommodating to all of our questions and super helpful when we ran out of a few essentials over the weekend. We managed to do this all on our bicycles, having taken the train from London (but beware of the big hills!). Wonderfully decorated and spacious, so fitting in 8 people was a breeze. We also took our laptops and did some remote working and the internet held up really well despite all of the video calls, so can highly recommend an extended long weekend here. We will definitely be back!

A serene getaway in the countryside
If you’re looking for peace and quiet with nothing but nature to indulge in then this is perfect for you. With all the city amenities a tranquil escape from the city bustle. A beautiful paradox near the sea!
Peaceful, Beautiful Location, Clean, Spacious, Comfortable, well equipped Accommodation.
Beautiful location situated in the trees, very tranquil, plenty of space for the 8 of us, (2 children 9 & 11), and 3 dogs. The children loved the pyramid room all to themselves, it was a great adventure. For all of us. Lovely welcome package, great communication and fast responses. Very Clean and had everything you needed. With dog walks so near, its perfect. Would definitely recommend. Very good quality for the price. Would go back too.
Family reunion
We had a thoroughly enjoyable time at the Barn. It was the perfect place for a family get together. Our children enjoyed the quirky pyramid and we were all very comfortable in our respective rooms. The Barn is very well equipped and if anything was missing Cecilia was only too happy to help. Zoe was also very helpful in answering our many last minute questions. It is a 10 minute walk up a hill to the Country Park where there are astounding views of the sea and the surrounding coastline. Thank you very much!
A wonderful location, we will be back again
The Hollyoak sanctuary was amazing. From the moment we walked in we couldn’t believe all the space we had. The outdoor decking was perfect and we enjoyed the many bbqs. The surrounding grounds were great too and we loved making use of tennis courts. It was the perfect getaway and hope to come back again next year.
Lovely hideaway
Hollyoaks Sanctuary was lovely. Lots of space for the four of us and our dog, with an outdoor decking area perfect for reading many books or a BBQ in the glorious sunshine. The surrounding areas were also great, with lots of beautiful local walks and a tennis court, which we managed to make use of. It's a great venue for a little getaway to spend time relaxing and taking in some of the surrounding nature. Cecilia is a great host with excellent communication before and during our stay, fresh flowers throughout the rooms, and fresh milk in the fridge so we could enjoy a cuppa upon arrival! Perfect luxury getaway.
For our family of 6 plus small dog this was just about perfect. Lots of room for everyone. Bedrooms spaced apart so early risers didn’t disturb the late risers (usually the case when we go away). Big baths a real treat and we ate outside (again lots of space to explore) everyday. Excellent coffee machine too.

Lovely owner was very helpful and kind. Everything works in the house perfectly. Lovely place to spend a sunny afternoon.
